The City Commons South End Home Owner’s Association, 47 units (41 owners), voted in November of 2011 to begin a capital campaign. A special assesment to restore & reconstruct units, to protect from past and future water and maintenance damage was placed by the HOA on Jun. 18, 2012. The CC HOA, its BOD, Keith Collins Company, its engineer, and its attorney, decided upon the assesment total of $290,844.05 to be issued for the first phase of its reconstruction.
Our goal of 77% of funds to be raised in order to begin construction has been surpassed! As of 8-23-12, a total of $235,000 has been paid by the home owners. We still have an outstanding balance of approx. $56,000 to be paid by 15 home owners.
Construction Services Unlimited will begin remodeling/repair work no later than the week of 9/10/2012. The Board of Directors/ Wayne Mink, legal counsel / management represented by Keith Collins and Pete Kinsella, met 8/22/2012 to discuss the reconciliation of HOA fee accounts, following the amendments to the master deed filed by the developer of City Commons. A true audit of these accounts will be completed by Keith Collins, and a letter regarding the reimbursement and/or payment of past dues will be sent to each homeowner no later than 9/3/2012. Notice: The reconciliation of the HOA fee accounts are a separate matter, per our legal counsel, from the special assessment. Also on the agenda, the BOD discussed an increase of monthly HOA fees, beginning Jan. 1, 2013. The specific amount will based upon, among other things, the balancing of the dues reconciliation issue.
